Job description
Job Purpose The incumbent will be working in the Legal team and conducting TDDs for acquisition of lands in and around the North region and handling other real estate assignments including RERA/customer litigation. Roles & Responsibilities: ?Determine the approach in managing litigation cases through discussion and follow up with external consultants /advocates. ?Deal with litigation cases ?Provides timely advise to other departments on concerns/queries having a legal impact ?Examine contracts made by Contracts team to provide legal controls and checkpoints ?Generate a knowledge repository for updates on laws, regulations, ordinances, by- laws relating to real estate industry and make the same available to the team. ?Review and approve all legal formalities for the formation of Society/Association e.g - Complete registration process of the society/association/ drafting the conveyance /Sales deeds/Lease deeds. ?Interact with the Society/Association for finalization of respective deeds , if required ?Conduct due diligence of properties and ensures that the title of the property is clear and marketable ?Review documents utilized by the BD team at the preliminary stage of the project ? MoU, terms & conditions and lays out terms and conditions for the same ?Ensure that all commercial terms of the agreement are in place ?Proficient in independently drafts transaction documents for land purchase / development agreement / joint venture agreements and negotiating with counter party for closure ?Conduct discussions with JV Partners on legal aspects ?Hand over project files to the regional team once the agreement has been entered into ?Directly monitor regions which do not specifically appointed legal person ?Mentor, guide and monitor the activities of Regional Legal teams to ensure work as per plan ?Review, discuss and resolve issues in documents submitted by the Regional Legal team for approval ?Distribute projects amongst reportees ?Assign duties to direct reports for litigation roles and for coordination with regional office ?Ensure proper data management and storage of all records ?Create a standard framework for drafts pertaining to legal issues, basis past experiences, and modifies it as per project requirement ?Set guidelines to ensure that the Agreement to Sales document is prepared on time and is error-free ?Compile with company defined guidelines and processes ?Adhere to project timelines ?Identify processes/procedures in own work area that need improvement ?Recommend process improvement ideas to streamline efficiency/costs/productivity ?Undertakes process improvement activities in own work area ?Recommends manpower for the region Key Interactions: a)Internal- 1.Business Development: Timely Inputs on deal, land records, understanding the deal structure, advise on legal structure of the deal 2.Marketing & Sales: Gather inputs for customer agreement 3.Projects: Schedule of construction work , capture inputs for negotiation 4.Liaision: Getting approvals, permissions and provide timely inputs. 5.Finance & Accounts: Coordinate for release of payment 6.Property Management: Gather details for drafting society hand over documents/ advise on stamp duty, registration 7.Other departments: Advise on concern/queries, agreements and legal documents b)External- 1.JVP Advocates/Solicitors: Negotiation on the deal and clarifications on land records 2.Lawyers and external law consultants: Regular follow-up on drafting of agreement etc. 3.Customers: Understanding requirements for customer agreements 4.Society/Association: Facilitate the registration process Educational Qualification: LLB/LLM Experience: 10-15 years relevant work experience Skills: ?TDDs for acquisition of lands in and around the North region ?Knowledge and experience in handling other real estate assignments including RERA/customer litigation will be an added advantage

Note- BCA, MCA, B.Tech, and Certification course in Digital marketing is preference
